You will be bound by these terms and conditions. Auctioneer may withdraw, extend, or rearrange any property or item(s) at their sole discretion at any time without notice and will not be liable for any computer, website or internet malfunction. All properties are sold, "AS IS, WHERE IS and WITH ALL FAULTS", without any warranties expressed or implied or guarantees of any kind. Agent represents the seller only and does not inspect properties on bidders behalf. All information is deemed reliable, but not guaranteed, buyer is to verify ALL information, to their satisfaction before bidding. It is up to the auctioneer to approve or disapprove bidders. Groupings: We reserve the right to group and regroup the tracts as we see fit by adding ten percent (10%) to reopen the bid regardless of purchaser or purchases. Smaller groupings will be considered first. Tracts must be joining to form a group. We will not split a buyer's tracts to form a group if the tracts join. After all smaller grouping requests have been met, we will then offer the farm as a whole by adding ten percent (10%) to reopen the bidding. In any event the auctioneer has the final say as to any groupings or disputed bids. Real Estate Terms: 10% down day of sale with balance due at closing in 30 days. A 10% buyers premium will be added to the final bid price of live on site bidders. Internet bidders: 15% buyers premium will be added to the final bid price. Personal Property: Cash, credit/debit card, or approved check day of sale. A 10% buyers premium will be added to the final bid price for live on site bidders. Internet bidders: 15% buyers premium will be added to the final bid price. A 3.5% convenience fee will be added for credit/debit card use. We do not ship. You are responsible for the removal of any personal property items that you purchase. Pick up day is Monday, October 18, 2021 from 9:00 AM - 5:00 PM. All items that are not picked up will be resold or thrown away.
