Auctioneer may withdraw, extend, or rearrange any property or item(s) at their sole discretion at any time without notice and will not be liable for any computer, website or internet malfunction. All properties are sold, "AS IS, WHERE IS and WITH ALL FAULTS", without any warranties expressed or implied or guarantees of any kind. Agent represents the seller only and does not inspect properties on bidders behalf. All information is deemed reliable, but not guaranteed, buyer is to verify ALL information, to their satisfaction before bidding. It is up to the auctioneer to approve or disapprove bidders. Real Estate Terms: 10% down day of sale with balance due at closing in 30 days. A 10% buyers premium will be added to the final bid price of live on site bidders. Internet bidders: 11% buyers premium will be added to the final bid price. If an internet bidder has the winning bid, you will have 48 hours to come to the Broyles Real Estate and Auction office to sign the contract and bring your earnest money.
